- SEARCHING FOR A HOME

- THE OFFER
- Document Preparation: We will prepare all the required documents to present the offer, counter-offer and any contingencies.
- Submitting the Offer: Your BonaFide Realty Agent will be familiar with market values and will help you arrive at a price that gives your offer the best chance of being accepted.
- Negotiating the Offer: We may need to enter some negotiation in order to reach an agreement. Keep in mind that almost everything is negotiable when you are buying a house. This can give you a great deal of leverage in the buying process. Your BonaFide Realty Agent will have the market knowledge and negotiating expertise necessary to make sure that your offer is accepted at the best price and terms possible.
- PERFORMING YOUR DUE DILIGENCE
- Appraisal: Your Lender will arrange for the property to be appraised. We will work with the appraiser to allow access to the property.
- Homeowner's Insurance: It is your responsibility to obtain Homeowner's Insurance. Lenders always require the Buyer to have proof of Homeowner's Insurance prior to the closing of the property. We can assist you obtaining the right Homeowner's Insurance.
- Inspections: We will work with you to arrange all of the necessary steps for any required inspections on the property, including Home Inspection, Mold Inspection, HVAC Inspection, Termite Inspections, and any others as required.
- PRE-CLOSING CHECKLIST
- Final Walk-Through: Before closing, a BonaFide Realty agent will accompany you to walk through the property to assure that its condition has not materially changed since the sale agreement was signed.
- Coordination with your Lender, Attorney, Escrow Agent: We will work with all the parties involved int he transaction to ensure that all contingencies have been fulfilled and title can be transferred.
- THE CLOSING AND SETTLEMENT
- Final Document Signing: We will work with you to make sure that the Deeds, loan papers, and other documents are prepared, signed and filed with local property record offices. And finally handing over the keys to your new home!
